Subject: Minutes of Water Company Meeting on 5/14/09

 

The next meeting is scheduled for Thursday, August 6 at 7:30 at the club house. Please email me if this does not work for anyone.

 

The following items were discussed:

 

        The 25 year capital costs for the water company were revised:

o       $5,000 for improving the tank monitoring system in Year 1-2.

o       $75,000 to replace 2 inch steel pipe along Alpine and any other short runs that may be encountered.

o       $300,000 to replace the horizontal water tank in Year 15

o       $10,000 in ten years to replace the pump in Well House 1 and $10,000 in Year 15 to replace the pump inWell House 2.

o       $300 every year to replace the chlorine pumps ($700 with installation, replacement of each pump every 2.5 years)

o       $5,000 every 5 years to repair a leaking pipe under the street

        Home heating oil can be used in the generator if diesel is not available. Newton will order a siphon to extract home heating oil if the gas stations are not working in a widespread outage. Newton will donate in the next six months two diesel containers to supplement the can bought by Rick. This will cut the cost of having Highland Water refuel the generator.

        Bruce Bowden will replace some shingles on Well House 1.

        The piping connecting the horizontal tank to the vertical tank near the top of the tanks may need future repair. It needs to be monitored.

        Bill will ascertain that the tanks are set at the summer level. Bill said they were close to that level now. If the temperature is in the 15 degree range for 3 days, we need to run water to keep the water in the tanks from freezing.

        Agra will do a draw down tests annually.

        Agra and Bill will schedule exercising the valves under the streets, the hydrants and the blow offs once each year.

        Bill indicated that he would install a filter on the pressure monitoring system in the near future.

        We will not install blow offs on LTW or LTE until we are doing work in those areas.

        Jim, Bill, and Newton will install a second back-up pressure monitoring system in the club house basement. Jim will be the ring master.

        Newton drew a schematic for a system in Well House 2 for allowing the option of switching the tank monitoring system for water levels between the pressure system and the floats. Rick will contact Peter Brandner, PJB Electric, who did the wiring for the generator to implement this system. Pete will call Newton after reviewing the schematic. I will ask Pete to clean up any electrical work in this pump house which needs work. (Jim: Please email me any suggested areas needing fixing.)

        Mick updated us on his work on locating curb stops. He will locate as many as he can and manually map them. If a GPS system is available, these coordinates will also be identified. When the curb stops are identified that cannot be found, Mick will call in the trade associations which provide this help at no cost.
