A
special meeting of the MKL Association was held on Thursday August 16. The
purpose of the meeting was to vote on Three (3) proposals:
1.
Increase the annual assessment by $400
2.
Release up to $30,000 from the dredging reserve to road repair
3.
Approve borrowing up to $200,000 from a commercial bank
The
meeting opened at 7:30 and was very well attended. John Murray began with a
detailed presentation of the work to be done on the roads. John's presentation
was followed by a two hour question and answer period after which the three
proposals were put to vote. Each of
the three proposals was voted and approved in accordance to Association By Laws.
We
anticipate work to begin on the roads in early October with over half of the
projected completed this year, and the remaining work to be completed next Spring. As we get closer to beginning work, we will send out
information on where work will be done and any road closures required.
The
assessment increase will be reflected in the October semi annual assessment,
therefore showing a $200 increase in this assessment.
In
conjunction with the Association road work, some residents want to hire our
contractor to work on homeowner areas such as: paving areas between individual
driveways and the community road, paving parking areas in front of their
residence or repairing damage to the ends of existing driveways. The contractor
has been contacted and is will to do such work. The following conditions will
apply:
1.
All work will be individually contracted between the contractor and the
homeowner.
2.
The Association will gather homeowners' requests for estimates and will provide
them to the contractor. From that
point forward, all communication will be between the homeowner and the
contractor.
3.
Homeowners who want work performed must complete the attached form and return
it to Gail Chalfant no later than September 12, 2007.
Gail will confirm receipt and will provide the forms to the contractor. There
is no guarantee that all homeowner work will be completed this year.
4.
On the basis of the information furnished, the contractor will examine the work
to be done and will provide a written estimate to the homeowner. The homeowner
will then be required to respond to the contractor by the date specified on the
estimate.
5.
The Association takes no responsibility for the work individually contracted
and will not accept billing for such work. The contractor will individually
invoice homeowners.
