House Maintenance Annual Report 2006-2007

First, I would like to thank House Maintenance Committee Members:  Guy Bowden, Mick Merenda, John Murray and Phil Van Kirk.  Other members of the community have assisted also, including Bruce Bowden.  Particular thanks to Guy Bowden for assisting in the deck repair and for his diligence in taking care of problems or preventing problems in my absence.  Our committee has met periodically throughout the year to make decisions regarding short term and longer term maintenance needs and to make recommendations to the Board.

 

Last summer the deck repair was completed and we were able to accomplish the repair for considerably less than we anticipated, and we think that the deck will be fine for the next several years.

 

During this past year, we conducted some preventative maintenance in the air conditioning system to prevent future leaks; the ballroom floor was refinished, and the exterior of the clubhouse was painted.  Gaskets around the skylights were replaced and repairs to the skylights and the roof around them were executed.   We incurred some unanticipated maintenance expense to the fire and kitchen compression system.

 

We did not spend funds on the History Room (see attached report on the progress) due to donated time from George Kuchler and Bruce Bowden.  We appreciate their efforts and the time they devoted to this project.

 

We have several maintenance projects planned for the coming year to prevent further deterioration and rot in some of the exterior roof areas.  Also, we plan to replace the faucets and sinks in the bathrooms. 

 

In summary, The Clubhouse Maintenance Committee and the Board believe strongly that maintenance of assets is not a luxury…and, as your representatives, we plan to make sure that we maintain the clubhouse consistent with that belief.
